Division 20 Non-Revenue Vehicle Maintenance Building

The Metro Division 20 project is a new 87,000-SF, state-of-the-art maintenance, parts storage, and office building in the Los Angeles Arts District. With programming that supports the expanding Metro Purple Line, major features include 9 maintenance bays, 2 rail bays, machine shop and fabrication room, and high-density storage racking systems on the first level. The second level provides office space for Metro’s MOW and NRV divisions, locker rooms and showering facilities, large conference rooms, a kitchen, and lunch room. The third level provides training rooms and additional storage, as well as rooftop employee parking. The roof also supports a large PV system, which will provide 50% of the building’s power requirements and contributes to an anticipated USGBC LEED Gold certification. The project site is a remediated brown field, and toxic soil conditions steered the ultimate Low Impact Development design, rainwater infiltration locations, permeable pavement, and bioswale.
Gruen Associates, as the Design-Build Architect and Landscape Architect, presented regularly to community stakeholders to develop a design that is fitting for the developing Arts District, and that is complimentary to the new 6th Street Bridge, which borders the southern property line.
