Grossmont Trolley Station Transit-Oriented Development Feasibility Study

Gruen Associates, as the lead consultant, prepared a master plan and design guidelines for the seven-acre site adjacent to the Grossmont Station of the San Diego Trolley Line. Gruen prepared four development scenarios including site plans, potential land uses and renderings. We addressed urban design concepts to intensify TOD adjacent to single-family neighborhoods, identify uses feasible under current economic conditions and considering specific site constraints, expand transit services for the future Mission Valley Extension, integrate new development with station through new bus and trolley courts’ station areas and transfer points, ease the existing parking agreement on-site for 600 spaces in addition to new development requirements, add a wide storm drain easement that cuts diagonally through the site, and allow disabled access to the nearby Grossmont Center on an adjacent bluff. Now constructed, the project was based on the Development Standards and Guidelines prepared by Gruen.
