PACIFIC DESIGN CENTER PHASE III

PDC III, the "Red Building," is the third project in the AIA award winning Pacific Design Center complex by th team of Cesar Pelli and Gruen Associates. The 400,000 sf office building and 1200 stall parking structure is a pair of office towers sitting on a combined parking podium. Amongst the design challenges, the parking levels provide access to an otherwise landlocked adjacent MTA bus staging area.

Morongo Band of Mission Indians Administrative Complex
Cabazon, California

The Morongo Administrative Complex is phase one of a multi-phased master planned complex designed by Gruen Associates for the Morongo Band of Mission Indians. The Administrative Complex consists of a 68,000sf administrative building with a 8,000sf tribal meeting hall that are planned to be the center of the MBMI tribal affairs. These buildings are designed to respect the reservation's high the center of the MBMI tribal affairs. These buildings are designed to respect the reservation's high desert, arid climate and are situated on the site to take full advantage of natural day lighting.


20th area Police Station
Los Angeles, California

Gruen Associates was selected by the City of Los Angeles, Department of Public Works, Bureau of Engineering to design the new Mid-City Police Station. The new precinct station is located on Vermont Avenue north of Pico Boulevard at 12th Street. The Mid-City Police Station includes a 54,000 square-feet police station, a 10,000 square-feet vehicle maintenance facility (Motor Transport Division) and a Communication Tower, a 250-space subterranean parking garage (approximately 88,000 square feet) and approximately 80-space, on-grade parking. The station includes the latest in security design and maintain contextual ties to the local community. Strategically located adjacent to Koreatown, as a new precinct station, it will not be replacing an older existing station, but rather, it will be a visible expression of Police Chief William Brattonfs commitment to increase the presence of the Los Angeles Police Department in the community.


Asiana Plaza
Ho Chi Minh City, Vietnam

Asiana Plaza is a 111,400 meter-square mixed-use development encompassing a 21-story, 33,600 meter-square prestige office tower, a 319 room 5-Star Intercontinental Hotel, and a 32-story 250 room luxury apartment tower. The entire project is united by a grand 7,000 meter-square shopping arcade.


Equitable City CenteR
Los Angeles, California

This three-story, 160,000 square-feet retail center is one of the few enclosed shopping malls planned for Los Angeles in recent years. Located in a lively pedestrian-oriented section of the Mid-Wilshire district, the character of this retail and entertainment center draws from such stimulating urban centers such as Times Square in New York and Las Vegas. Both inside and out the environment is enlivened through the use of bold forms and graphic displays, a rich layering and variety of architectural elements and pedestrian-level modulation. The interior character is defined by soaring skylight structures encompassing the full extent of the public spaces. Two levels of below-grade parking serve the functions above, which include shops, restaurants, and a food court, with exterior terrace dining. The project is designed to integrate with the existing Equitable office tower fronting Wilshire Boulevard to create an active and varied mixed-use urban environment.

LA Open Door presbyterian Church
Los Angeles, California

New facilities for this rapidly expanding congregation, located near Downtown Los Angeles, includes a main sanctuary seating approximately 1,500, four hundred of which are in a balcony, a fellowship hall able to seat up to 600 in a banquet configuration, a nursery school for approximately 50 children, a gymnasium and administrative facilities. The sanctuary is designed to be recognizable as a church both inside and out, but executed in a contemporary manner. The new complex also incorporates an existing building to be renovated into the church school and additional administrative facilities. Parking for approximately 330 vehicles is located on two levels below the main sanctuary level. This urban church complex is composed around a welcoming forecourt providing relief and transition from the church’s dense urban environment.


Astoria at Central Park West
Irvine, California

The project consists of 240 luxury condominiums in two high-rise towers. One of the towers is 12 stories with 88 units, and the other is 13 stories and has 152 units. The top two floors of each tower contain two-story luxury penthouse townhomes, and are topped by large sky terraces for use by the residents. The towers sit on a two-story podium that contains two levels of above-grade parking atop two levels of below-grade parking. The podium is used as communal open space for all residents with access to a pool, spa, shade structure, fire pit, sun deck and lushly landscaped areas.

Malborough School Library
Los Angeles, California

Gruen Associates is the Architect for the new Academic Resource Center, housing a library, visual arts classrooms, and administrative offices, at the prestigious Marlborough School in Los Angeles. This project was conceived to replace the old library building with a state of the art library, integrating their resource center with their technology curriculum as well as providing much needed studio and gallery space for their growing visual arts program. As a part of the three-phase master plan, Gruen Associates added two levels of underground parking providing an additional 66 spaces which alleviates the Schoolfs parking problem. In addition to the 92,650 square feet of new building, Gruen Associates renovated two other classroom buildings on the campus, assisted with entitlement activities, assisted in value-engineering, designed their temporary facilities, as well as assisted the General Contractor in phasing the construction activities to coincide with on-going school activities. This project is designed to qualify for LEED certification.


LAWNDALE LIBRARY
Lawndale, California

This 17,400 square-foot, one-level County public library was developed to serve the needs of the Lawndale community. The design includes library, reading, and Hispanic and Chinese language collections facilities for adults. A major children's component of the project encompasses a homework center, book and video collections, as well as a children's storytelling area. In addition, the facility contains a major community room and support areas providing a hub of community activities.
