Gruen Associates is the Design Architect for this new $140 million, six-story office building and eight-level parking structure located in the governmental center of downtown Riverside. The 218,000 square foot office building is clad in precast concrete and glass and utilizes a domed atrium space to define the entry and provide a focus for the employee roof garden. The 650 stall parking structure is clad in precast concrete tying into the urban environment. The project is expected to earn LEED certification.

Located on a wooded hilltop in East Los Angeles, the new project allows the Fire District to consolidate their five Bureaus into a single 185,000 sf building which should improve their efficiency and communications. Additional components of the $80 million (hard costs) project include a 396 stall parking structure, a new access road, and miscellaneous site improvement. The project is sustainably designed and will be LEED certified. Gruen Associates is responsible for programming, master planning, design of the project, and preparation of bridging documents. Execution of the project will be completed through a developer lease-lease back delivery system.

Gruen Associates master planned this project consisting of two thirty
story residential condominiums, a 30-story hotel and a 45-story office
building. The towers are anchored to the neighborhood by a two-story
retail base and a large public plaza. Parking is provided with above
& below ground structures. When completed this 6 acre project will
be the centerpiece of the renaissance of downtown Los Angeles. Gruen
Associates continues on the project as the executive architect.

Located
at the intersection of 5th Street and Western in the City of Los Angeles,
the California Marketplace is a 3 level retail center totaling 130,000
gross square-feet with parking for 470 cars in a two-level below-grade
garage. The project will find distinction within the urban setting through
the use of bold contemporary forms. The east side of the project, fronting
on Oxford Street, a predominantly residential environment, has been designed
to be compatible with the existing apartment character of the neighborhood. |

prepared the design and bid documents for improvements to 25 bus stops
in the City of Long Beach. The shelters adjacent to the Metro Blue Line
are custom designed. |
