e Street Transit Corridor Project

Gruen Associates is currently the architect and landscape architect preparing the design and construction documents for the 15.7 mile Bus Rapid Transit Corridor. Previously, Gruen Associates served as the urban design and station area planning subconsultant on a multidisciplinary team that conducted a Major Investment Study evaluating the corridor for enhanced transit service which included Bus Rapid Transit (BRT) and other modes of travel. The E Street Corridor roughly follows the current path of Omnitrans Route 2 from California State University at San Bernardino south through downtown San Bernardino to Hospitality Lane and onto the City of Loma Linda. Gruen Associates prepared GIS analysis of demographics, concept plans and design guidelines for transit-oriented development, linkage concepts, design plans for stations, and land use/urban design/environmental evaluations of each alternative. The project received a 2006 Advocacy Planning Award from the American Planning Association, Inland Empire Section.


JOHN THOMAS DYE SCHOOL

Gruen Associates is currently working with John Thomas Dye School in Bel-Air to explore ways to add facilities on its current hill-top campus. In addition to the new buildings, additions to existing buildings both horizontal and vertidcal are being studied as well as strategies to better utilize existing spaces.

Gruen Associates master planned this project consisting of two thirty story residential condominiums, a 30-story hotel and a 45-story office building. The towers are anchored to the neighborhood by a two-story retail base and a large public plaza. Parking is provided with above & below ground structures. When completed this 6 acre project will be the centerpiece of the renaissance of downtown Los Angeles. Gruen Associates continues on the project as the executive architect.

California MarketPlace

Located at the intersection of 5th Street and Western in the City of Los Angeles, the California Marketplace is a 3 level retail center totaling 130,000 gross square-feet with parking for 470 cars in a two-level below-grade garage. The project will find distinction within the urban setting through the use of bold contemporary forms. The east side of the project, fronting on Oxford Street, a predominantly residential environment, has been designed to be compatible with the existing apartment character of the neighborhood.
